A mortgage broker authority is a document in which a borrower or applicant authorises their broker to act on their behalf with lenders, request product and account information, and submit or progress a loan application. It sets out what the broker can do, the lenders or products it covers, and the borrower's consent to have their financial information collected and shared. Lenders commonly require this before they will engage with a broker about a borrower's file.
For a brokerage, the authority is what unlocks the application process and lets the broker speak to lenders without delay at each step. It also documents the borrower's consent for privacy purposes and gives the firm evidence of its mandate if a question arises later. A signed authority on file keeps applications moving and protects both the broker and the borrower.
